Baker Creek subdivision is a 138-acre Mixed Use Master Plan project located in McMinnville, Oregon.  102 acres of the plat are within the city limits and the balance are to remain farm land, wetlands and open space to benefit the property and its residents. With an anticipated 449 total single family residential lots (of which 208 already approved), plus over 175 multi-family units, and approximately 4 acres of commercial property making up the entire mixed use plat.   The project is situated at the corner of Baker Creek and Hill Roads.  The City of McMinnville has completed a project to widen and improve Hill Rd. at no cost to the development.  These city-initiated improvements represent a significant savings making it so that the plats have zero required off-site improvements.

Our goal is to bring the first phase of new home sites to market in June.

History: Stafford Development Company LLC formed an entity named Baker Creek Development LLC and purchased the property from a bankruptcy Trustee in early 2016.  The intent of Baker Creek Development LLC is to entitle and sell the entitled land in parcels.  Stafford Development owns 50% of the LLC along with a venture partner owning the other 50%. The first phase of Baker Creek South is fully-approved and engineered; ready for site development to begin.   Construction of Baker Creek East & West began 12/2017.

Phase 1 & 2 Site construction began winter 2017.  Engineering by Westech.
Baker Creek North will be submitted for land use at the end of 2017 and begin developing in phases from 2018 to 2020.  Baker Creek North consists of 241 detached lots that will range from 3,000 SF to 20,000 SF.  There is also a 4.4 acre parcel which is slated for senior living apartments and a 4 acre commercial center.

McMinnville is at the confluence of the North and South Forks of the Yamhill River in the Willamette Valley. The city is home to Oregon Mutual Insurance Company, Linfield College, Cascade Steel, a (Schnitzer Steel Industries company), Organic Valley creamery, Wings and Waves Waterpark, and Evergreen Aviation Museum home of Howard Hughes' famed Spruce Goose flying boat.
