EXECUTIVE SUMMARY

The Beck Pond Housing Development is a 2.45 gross acre minority parcel within larger 69-lot subdivision plat in southwest Canby.

The project has been officially annexed into the City of Canby per the Department of Revenue, and entitled/approved by the City Planning Commission.  We completed final engineering during the summer of 2018.  Ground was broken late 2018 with delivery of the first section of the 69 new home lots by May 2019.

Canby is 25 miles south of Portland in the Willamette Valley, surrounded by some of the most fertile soil and land in the state. The community is easily accessible via Interstate 5, Highway 99E and I-205 nearby. Site Address: 1555 Fir St Canby, OR 97013

 

COMMUNITY SNAPSHOT

The property is located in the southern edge of the City of Canby city limits, just southwest of Hope Village and Marquis assisted living facilities. Primary highway access to the area is via 99E, which connects to Interstate 5 and 205. Public transportation is provided by Canby Area Transit and provides access to the overall metro.

 

The area is suburban in character and approximately 90% developed within the City limits. The entire surrounding area outside of the city limits are comprised of farmland and low density housing. Land uses immediately surrounding the property are predominantly residential. Property types adjoining the subject include low density housing to the north, west and east and an assisted living facility to the east (Marquis).

The area is in the growth stage of its life cycle. Recent development activity has been strong within the city limits with multiple subdivisions building out at a brisk pace. We anticipate that property values will increase in the near future.
